Inventory in Lihue has shifted notably in the latest rolling three-month view. Active listings are down more than 20 percent from a year ago, yet homes are taking longer to sell, with median days on market rising to 119. Months of supply has surged to more than triple its year-ago level, signaling that buyers have far more options and sellers are facing a slower pace.
Contract activity has cooled sharply compared with last year. Homes sold are down about 70 percent year over year, and pending sales have fallen by more than 60 percent, underscoring a substantial drop in closed and in-progress transactions. Pricing, however, is holding firm and even edging higher despite the slower turnover. The typical home value is up around 10 percent from a year earlier, and the median list price has risen by roughly 30 percent year over year, even as the average sale-to-list ratio has slipped to just over 96 percent and no recent sales closed above list price.
