Year over year, Kauai County’s typical home value has dipped, while prices across Hawaii as a whole have held nearly flat. The local typical home value is down around high single digits from last September, even as the state median sale price is roughly unchanged. Listing prices have also edged down compared with a year ago, signaling some softening on the asking side.
Recent monthly data shows a quieter pace, with only 20 homes sold in September and new listings down sharply from a year earlier. Inventory is still substantial at 358 active listings, and months of supply has surged into the mid-teens, far above the roughly seven and a half months seen statewide.
Homes are also taking longer to sell, with the median days on market stretching to about four and a half months and rising slightly from last year. Fewer properties are commanding bidding wars, as only a small share are selling above list and the average sale-to-list ratio has slipped below 95 percent. Altogether, these trends place Kauai County firmly in buyer’s market territory, making skilled pricing and negotiation especially important.
