Kauai County home values have risen over the past year, with the typical home value up nearly 9 percent year over year, even as the state overall grew more slowly. At the same time, buyer activity has cooled, with homes sold down about 22 percent and new listings down almost 39 percent compared with last August. Inventory has loosened significantly, as months of supply has surged more than 180 percent year over year, pushing the area firmly into buyer’s market territory.
In the latest August 2026 data, the typical home value sits just under $1 million, while the median list price is around $1.16 million. Homes are taking longer to sell, with the median days on market stretching to 134 days and the average sale-to-list price ratio slipping to about 95 percent, indicating more room for negotiation.
Supply and demand are now more balanced than in many parts of Hawaii, with Kauai County’s 9.6 months of supply notably higher than the state’s 7.2 months. Active listings have edged down slightly from last year, but the sharp drop in pending sales and the fact that no recent sales closed above list price highlight more cautious buyers.
