North Side’s rolling three-month snapshot through May 2026 shows prices pushing higher while activity picks up. The typical home value climbed about 10 percent from the prior three-month period to roughly $700,000, and the median list price also ticked up a few percent, reflecting stronger seller confidence. Homes sold surged more than 75 percent month over month as the spring market kicked in, while new listings and pending sales both rose around 40 percent. At the same time, months of supply tightened to just over two months, underscoring limited inventory relative to demand.

Zooming out, year-over-year trends confirm this upward shift. Typical home values are up nearly 12 percent from a year ago, notably faster than Chicago overall, where prices are rising at about 6 percent. Inventory in North Side is down compared to last year, while pending sales and new listings have both edged higher. This combination of fewer available homes and more buyer interest keeps conditions tilted toward sellers.

Speed and pricing power have both intensified over the past year on the North Side. The share of homes selling above list price has jumped to about 61 percent, up strongly from the same period last year, and the average sale-to-list ratio has moved above 104 percent, showing buyers often pay more than asking. Homes are also moving off the market more quickly than a year ago, with a median of just over a month to go under contract.
