The typical home value climbed about 10 percent from the prior three-month period to roughly $700,000, and the median list price also ticked up a few percent, reflecting stronger seller confidence. Homes sold surged more than 75 percent month over month as the spring market kicked in, while new listings and pending sales both rose around 40 percent. Speed and pricing power have both intensified over the past year on the North Side. Homes are also moving off the market more quickly than a year ago, with a median of just over a month to go under contract.
