Homes here are also priced a bit higher than Chicago overall, with a typical home value of $405,000 versus $390,000 citywide. Values have inched up 1.25% over the past year even as they dipped 1.22% from the prior month.
Several supply and demand forces help explain this seller-leaning setup. Inventory is relatively limited at 291 homes, down 16.38% from a year ago, even after a 12.79% month-over-month rise, and new listings have fallen 26.92% year over year to 353, while pending sales are down 28.87%, showing fewer fresh options and slower deal flow at the same time. Buyers are taking longer to decide, with typical days on market now 62, up nearly 10% from last month and 1.64% from a year earlier, but homes that do sell are still commanding strong prices, with about 42% closing above list and an average sale-to-list ratio very close to full asking at 0.998.
Looking ahead to March 2026, typical home values are projected to ease slightly to $402,500, while the projected median list price edges higher to about $447,350 and inventory is expected to grow to 307 homes.
