Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jul 2026).

Floyd County home values have climbed notably over the past year, with the typical home value up about 16 percent. By contrast, the median list price is down slightly year over year, signaling some restraint from sellers. Compared with the Indiana state median sale price, local values are running higher, pointing to relatively strong pricing in the county.

In the latest July 2026 snapshot, the median sale price sits around $325,000, while the median list price is closer to $296,000. Months of supply has risen to 2.9, up about 20 percent from last year, suggesting inventory has loosened even though it still reflects a lean market by historical standards.

Sales activity has cooled, with homes sold down about 18 percent and pending sales off roughly 16 percent from a year ago, and new listings are also trending lower. Homes are taking longer to sell, with median days on market up sharply to 57 days, and only about 14 percent of sales are closing above list price, slightly below last year. Even with an average sale-to-list ratio near 99 percent, buyers may find a bit more room to negotiate while sellers still capture most of their asking price. In this evolving environment, both buyers and sellers in Floyd County can benefit from Agent Pronto’s help connecting with a skilled local agent who understands these trends.

“What we appreciated most about Sarah was her honesty. She never sugarcoated the process or told us only what we wanted to hear. Instead, she came prepared, did her research, offered thoughtful guidance, and helped us set realistic expectations from the start. At the same time, Sarah was reassuring, confident, and encouraging throughout the selling process. Listing a longtime home can feel intimidating, but she made us feel comfortable and supported every step of the way. She communicated proactively, answered our calls, responded to our texts, and never overwhelmed us. If you are looking for a straight shooter who combines honest guidance with excellent communication, Sarah is the right person to work with.”
