Inventory in Hancock County stayed relatively steady in July, with about 584 active listings, only a touch lower than the prior month but slightly higher than a year ago. Sales activity was solid, as 168 homes sold, up from last year even though month-to-month closings eased. New listings and pending sales both dipped from June, suggesting a bit less fresh inventory and slightly slower contract flow as summer progressed.

Pricing showed some cooling. The typical home value and median sale price were down from both June and last year, while the median list price also trended lower year over year, indicating sellers are adjusting expectations to meet buyers. Despite that softening, homes are still moving at a moderate pace, with a median of 28 days on market and about 28 percent going under contract within two weeks.

Market balance in Hancock County continues to lean toward sellers, with roughly 2.5 months of supply, tighter than Indiana overall at 2.8 months. A growing share of homes, about 15.7 percent, sold above list price in July, and the average sale-to-list ratio of 98.51 percent shows buyers are paying close to asking.
