Jefferson County is seeing a steady flow of homes with 107 properties on the market and 45 new listings in March 2026. Buyers are active enough that 33 homes went under contract, and with 4.1 months of supply, conditions lean toward a Seller's Market.

Homes are moving more quickly, with the median days on market dropping to 55, down more than 40 percent from the prior month even though it is slightly higher than a year ago. About 28 percent of listings saw a price cut, and only around 8 percent sold above asking, while the average sale-to-list ratio sits at roughly 0.96, signaling that buyers still have room to negotiate.

Prices, however, are rising strongly, as the typical home value climbed to about $267,000, up 18.67 percent year over year and more than 27 percent month over month, while the median list price reached $300,000 and is projected to reach about $316,300 in April. Jefferson County’s home values are now just under the Indiana average of $273,400, but they are expected to grow faster than the state overall, with a projected typical value of $296,000 compared with $279,300 statewide.
