The typical home value in Miami County is projected to be $276,750 for the month of December. November’s finalized data reported the typical value of a home in the county to be $234,000—up 160.0% over the previous 12 months. For comparison, state-level data pegged home values at $269,300 in Indiana for the most recent reporting period. That number is expected to float around $267,550 in December.

Miami County had 23 new listings and 17 listings that went under contract in November, increasing the area’s total available inventory to 75—up 7.14% from the previous month. Inventory is projected to have further increased in December.

Of those 75 active listings, 34.67% reduced their price in the month of November. The median listing price for homes in Miami County grew 16.35% from October to November, bringing the current median listing price to $185,000. Based on projected data for December, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In November 2025, the median time for a listed property to go pending was 42 days, compared to 40 days in November 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this December.
