Over the rolling three-month period ending in May 2026, New Point’s home values are up sharply compared with a year ago, with the typical home value rising more than a third year over year. At the same time, the share of homes selling above list price is down by about half from last year, and the average sale-to-list price ratio has edged slightly lower, suggesting buyers have gained a bit more room to negotiate than before.
