Year-over-year, Warren County’s prices are holding relatively steady while activity has picked up. The typical home value is nearly unchanged from last May, but the median list price is up sharply, rising about 11 percent. Homes sold have jumped by roughly one-third compared with a year ago, signaling more completed transactions even as active listings are down more than 14 percent.

In the latest May snapshot, the median sale price sits around $309,000, with a median list price near $321,000. Homes are moving faster, spending a median of just 27 days on the market, down dramatically from earlier in the year as months of supply sits at a lean 2.2 months, reinforcing Warren County’s seller’s market designation.

Compared with Iowa overall, Warren County is both pricier and tighter, with a higher median sale price than the state and less available inventory than Iowa’s roughly three months of supply. About 17 percent of recent sales closed above asking price and the average sale-to-list ratio is just under 100 percent, showing buyers are paying close to list even when not bidding above it.
