Casco’s rolling three-month data points to strong year-over-year price growth. The typical home value is up more than 65 percent compared with a year ago, reaching about $500,000. Median list prices have climbed by roughly 39 percent over the same period.

Conditions in the latest rolling period show more homes coming to market and more buyer activity. Active listings are up sharply from last year, more than doubling to 11, while new listings have risen by over 130 percent. Pending sales have surged more than fivefold year over year, even though the number of homes actually sold is flat. At the same time, months of supply has dropped by nearly half compared with a year ago, and the market gauge still classifies Casco as a seller’s market.

Homes are moving much faster than they were a year ago, with the median days on market falling about 64 percent to just 9 days. Yet buyers appear to have a bit more leverage on price, as the average sale-to-list ratio has slipped to around 94 percent and no homes in this period sold above asking.
