Inventory in Naples is showing mixed signals in this rolling three-month view. Active listings are down more than 10 percent from a year ago even as new listings have fallen by over 20 percent, pointing to fewer homes entering the market overall. At the same time, months of supply has surged to about nine months, up sharply year over year, which gives buyers more options than they had in the recent past.
Contract activity is cooler than last year, with homes sold down slightly and pending sales off by nearly half. Yet buyers who do act are moving quickly, as the median time to go under contract has dropped dramatically compared with a year ago to just 17 days.
Prices are responding to these crosscurrents with notable strength. The typical home value over the latest three-month period is up more than 50 percent from a year earlier, while the median list price has climbed at a slower but still solid double-digit pace. Despite higher prices, sellers are conceding a bit on negotiations, with the average sale-to-list price ratio just under 98 percent and no recent sales closing above list price.
