Year-over-year, Lynn’s rolling three-month data points to a market that has cooled from previous highs while staying relatively strong. Typical home values are down nearly 10 percent from a year ago, and the share of homes selling above list has fallen by about 20 percent. At the same time, months of supply has jumped roughly 65 percent to 3 months, signaling more options for buyers than in recent years.

Looking at the latest rolling period through April 2026, inventory and activity have both picked up. Active listings are essentially flat compared with last year, but new listings are slightly lower and homes sold are down more than 12 percent year over year, suggesting more selective buyer demand. Median days on market has lengthened dramatically to around five weeks compared with last spring, reinforcing that homes are taking longer to go under contract.

Even with this shift, pricing power has not disappeared. The median list price is only slightly lower than a year ago, and the average sale-to-list ratio remains just under 100 percent, with nearly half of recent sales closing above asking. About 57 percent of homes are still going off the market in two weeks or less, pointing to continued quick activity for well-priced properties.
