Competition shows up in how quickly properties move and how closely they sell to asking price, with approximately 59 percent of homes going off the market within two weeks and an average sale-to-list ratio near 98 percent. At the same time, about one-third of recent sales closed above the list price, underscoring that well-priced homes can still draw strong offers.
