June’s finalized data reported the typical value of a home in the county to be $806,000—up 7.47% over the previous 12 months. For comparison, state-level data pegged home values at $696,000 in Massachusetts for the most recent reporting period. That number is expected to float around $702,450 in July.
Norfolk County had 834 new listings and 815 listings that went under contract in June, decreasing the area’s total available inventory to 1,210—down 6.85% from the previous month. Inventory is projected to have further decreased in July.
Of those 1,210 active listings, 33.47% reduced their price in the month of June. The median listing price for homes in Norfolk County fell 6.24% from May to June, bringing the current median listing price to $750,000. Based on projected data for July, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In June 2025, the median time for a listed property to go pending was 18 days, compared to 19 days in June 2024. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to this July.
