Northbridge currently leans toward sellers, with the market gauge at 19 and conditions still favoring those listing homes. Months of supply sits at 3.2 in this rolling three-month view, almost double from a year ago yet still below a fully balanced level. Homes are spending a median of 28 days on the market, much longer than a year earlier, which gives buyers a bit more breathing room even as sellers retain an edge.

Prices have pushed higher over the past year, with the typical home value up about a third compared with the same three-month period last year. At the same time, the share of homes selling above list price has eased to 55 percent, and the average sale-to-list ratio is holding just over 100 percent, suggesting bidding is more measured than before. Inventory has expanded significantly, with active listings up more than 50 percent year over year, and new listings and homes sold both rising by roughly a third, creating more movement and choice in the market.

This mix of strong price growth, more inventory, and slightly slower selling times points to a market adjusting from very tight conditions toward something more balanced. Buyers now see more options and a bit more time to decide, while sellers can still benefit from solid demand and prices close to or above asking.
