Year-over-year, Armada’s rolling three-month data shows home values have cooled while activity has also pulled back. The typical home value is down sharply compared with a year ago, and homes sold in this period fell by nearly a third. At the same time, the share of homes selling above list has inched up, indicating buyers are still bidding strongly on desirable properties.

Despite softer prices, the average sale-to-list ratio is just under 104 percent, and more than 100 percent of sales closed above asking over the period.
