Inventory in St. Louis stayed low in February 2026, with just 11 homes for sale and only 2.8 months of supply, keeping conditions tilted toward sellers. Contract activity was relatively brisk for such a small market, with 9 pending sales and 4 new listings, and pending sales running about 80% higher than a year ago while new listings were up 300%.
Prices are adjusting to this dynamic, as the typical home value sits around $59,750, down sharply from last year and well below Gratiot County’s $124,000. Even with values down, sellers are still negotiating, with homes closing at about 96.5% of list price and virtually none selling above asking.
Days on market stretched to 45, rising more than 21% from last month and about 50% compared with a year earlier, showing buyers are taking more time before committing. Looking ahead to March 2026, the projected median list price nudges up to about $133,900 while inventory is expected to edge down to 10 homes, so both buyers and sellers can benefit from Agent Pronto’s help in finding an agent who understands these shifting conditions.
