York’s housing market has seen notable year-over-year shifts in this rolling three-month view. The median list price is up about 9% compared with a year ago, pointing to firmer pricing even as activity stays limited. At the same time, new listings are down sharply, falling nearly 75% year over year.

In the latest period ending May 2026, the median list price sits just under $593,000 with only two active listings on the market. Inventory has doubled from early spring when there was just one active listing, but it is still roughly half of what it was a year ago.
