May’s finalized data reported the typical value of a home in the county to be $196,000—down 20.79% over the previous 12 months. For comparison, state-level data pegged home values at $309,600 in Nebraska for the most recent reporting period. That number is expected to float around $315,150 in June.

Dawson County had 13 new listings and 19 listings that went under contract in May, decreasing the area’s total available inventory to 40—down 13.04% from the previous month. Inventory is projected to have further decreased in June.

Of those 40 active listings, 17.5% reduced their price in the month of May. The median listing price for homes in Dawson County grew 30.67% from April to May, bringing the current median listing price to $254,800. Based on projected data for June, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In May 2025, the median time for a listed property to go pending was 44 days, compared to 59 days in May 2024.
