Inventory has also tightened year over year, with homes for sale falling about 14.06%, while new listings are down 21.79%. Buyers are also pulling back somewhat, with pending sales running roughly 26.15% lower than a year ago.
Recent monthly trends tell a different story, with momentum picking up into February 2026. Typical home values climbed 4.44% month over month to about $470,000, while the median list price rose 3.13% to roughly $510,000.
Homes in Cliff's Edge are taking longer to sell, sitting a median of 59.5 days on the market, up both month over month and year over year, which can give buyers a bit more time to decide.
