The typical home value is about $427,500, roughly 4.9 percent lower than last year and 1.2 percent below the prior month, and slightly under the broader Las Vegas figure of $440,000. Sellers are still asking more, with a median list price of $489,450 and a month-over-month gain of just over 3 percent, while only about 5 percent of recent sales closed above list and the average sale-to-list ratio sits near 0.97.
Homes are taking longer to sell, with a median of 100 days on market, up more than 56 percent from a year ago and over 21 percent from the previous month. Looking ahead to March 2026, projections show typical values easing to about $425,000, with list prices near $496,725 and inventory dipping slightly to 152, even as the area holds a seller’s market gauge reading of 12.
