Year-over-year, Desert Shores shows softer prices and slower activity in this rolling three-month view. The typical home value is down slightly compared with last year, while homes sold have fallen nearly a third and new listings are also down sharply.
At the same time, inventory has expanded relative to demand. Months of supply is up dramatically from a year ago to just over six months, higher than the broader Las Vegas figure of 4.8 months, even as active listings in the neighborhood are down more than 20 percent year over year.
Looking at the latest period ending in September 2026, homes are taking longer to sell, with the median days on market rising to 77.
