Year-over-year, Rancho’s rolling three-month numbers show prices slightly lower and activity a bit cooler. The typical home value is down a touch from last year, while median list price is roughly flat, and sales volume over the period has slipped compared with a year ago even as Las Vegas overall holds values a bit higher.

Looking at the latest rolling three-month view through May 2026, buyers are seeing more options with 344 active listings and about 3.1 months of supply, up notably from a year ago. Even so, homes are taking much longer to sell than last year, with the median days on market now at 56 days, signaling slower pacing despite a seller-tilted market gauge.

From a pricing dynamic standpoint, only about 15.8 percent of recent sales closed above list, and the average sale-to-list ratio sits just under full asking at 98.3 percent, reflecting firmer buyer negotiation power than in prior years.
