Queensridge is currently tilted toward sellers, with conditions measured at a 13 on the market gauge. Limited supply and ongoing buyer interest are keeping it in seller’s market territory. Even so, buyers have a bit more time and choice than in hotter phases of the cycle.
Home values in Queensridge are high compared with the broader Las Vegas market, with a typical home value of about $1,125,000 versus $448,000 citywide. Values are projected to edge up to around $1,162,500 in April, while the projected median list price is expected to reach roughly $1,203,750. The current median list price of $1,188,000 is up about 2.7 percent from last month, even though typical home values are down 25 percent year over year.
Inventory stands at 31 homes, which is nearly 21 percent lower than a year ago, but up about 6.9 percent from last month, and there were 25 new listings in March, down over 30 percent year over year.
