Year-over-year, Hunterdon County’s typical home value in April was down noticeably, even as New Jersey overall saw modest price gains. Listing activity moved in the opposite direction, with active listings up more than 20 percent and new listings rising over 30 percent from a year earlier. Pending sales also climbed by double digits, signaling that demand is still present despite softer prices.

Looking at the latest monthly snapshot, April showed a jump in seller activity and buyer engagement. New listings were up more than 40 percent from March, and active inventory grew by a similar pace, while homes sold increased and pending contracts rose over 40 percent month over month.

Current conditions point to a shifting yet still seller-leaning market. Hunterdon County sits at about 3.1 months of supply, a bit tighter than the New Jersey state level, and nearly half of recent sales closed above list price with an average sale-to-list ratio just over 102 percent. Homes are taking longer to sell than last year, with the median days on market now around three weeks, but many still go off the market quickly, and more than a third are off the market in two weeks.
