In February 2026, the typical home value reached about $579,000 as median list prices moved to roughly $602,500. Homes also took longer to sell, with median days on market jumping to 54, up 125 percent from a year earlier and 68.75 percent from the prior month.
Supply remained relatively tight with 169 homes for sale, equal to about 3.2 months of supply, while 82 new listings could not keep pace with demand and 96 sales went under contract. Roughly 35.85 percent of homes sold above asking, even as the average sale-to-list price ratio held just under full price at 0.98 and about 11.24 percent of sellers reduced their asking price. Looking ahead to March 2026, projections point to a typical home value near $608,500 and a median list price around $647,525, with inventory expected to edge down to 162 homes, reinforcing the current seller-favored tilt.
