September’s finalized data reported the typical value of a home in the city to be $465,000—up 20.78% over the previous 12 months. For comparison, county-level data pegged home values at $550,000 in Middlesex County for the most recent reporting period. That number is expected to float around $542,500 in October.

Laurence Harbor had 18 new listings and 18 listings that went under contract in September, increasing the area’s total available inventory to 33—up 32.0% from the previous month. Inventory is projected to have further increased in October.

Of those 33 active listings, 18.18% reduced their price in the month of September. The median listing price for homes in Laurence Harbor fell 6.26% from August to September, bringing the current median listing price to $487,450. Based on projected data for October, listing prices may continue to fall.
