Springfield’s rolling three-month data through June 2026 shows mixed year-over-year trends. Typical home values are roughly flat compared with a year ago, while the median list price is up sharply, rising about 12 percent. At the same time, the share of homes selling above list has fallen notably from last year, showing a shift in how aggressively buyers are bidding.

Even so, more than half of recent sales still closed above list price and the average sale-to-list ratio remains just over 100 percent, showing that well-priced homes can still attract strong offers.
