Delmar’s rolling three-month snapshot through May 2026 shows a market adjusting from the intense pace of the past few years while prices hold fairly steady. The typical home value is about $450,000, essentially flat month over month and down less than 1% year over year. Median list prices, however, are up nearly 25% from a year ago, even after a recent monthly dip, suggesting sellers are still aiming high despite shifting conditions.

Inventory and activity have moved in different directions. Active listings are roughly level compared with last year, but homes sold are down sharply, falling more than 50% year over year in this rolling period. Pending sales have also declined around 20% from a year ago, indicating fewer deals are making it to contract even as more options sit on the market.

Time on market has lengthened significantly, with the median days on market jumping to about a month and months of supply rising to 3.2, both much higher than a year earlier and pointing to less urgency. Even so, homes that do sell are still performing well, with an average sale-to-list ratio above 104% and about 43% of properties closing over asking, though that share is notably lower than last year.
