Monroe’s rolling three-month data through August 2026 shows home values climbing compared with a year ago. The typical home value is up about 7 percent year over year, while median list prices have risen more modestly. At the same time, inventory has expanded, with active listings up nearly 30 percent from a year earlier, giving buyers more options than they had last summer.
Looking more closely at recent activity, the median sale price over the latest three months reached about $580,000, while the median list price sits slightly lower at roughly $555,000, indicating sellers are pricing near what buyers are paying. Fewer properties are commanding bidding wars, as the share of homes selling above list has dropped to roughly 31 percent and the average sale-to-list ratio has slipped just under 100 percent.
