January’s finalized data reported the typical value of a home in the city to be $356,500—down 47.57% over the previous 12 months. For comparison, county-level data pegged home values at $349,500 in Davie County for the most recent reporting period. That number is expected to float around $349,000 in February.

Advance had 4 new listings and 4 listings that went under contract in January, decreasing the area’s total available inventory to 17—down 0.0% from the previous month. Inventory is projected to have further decreased in February.

Of those 17 active listings, 23.53% reduced their price in the month of January. The median listing price for homes in Advance grew 220.53% from December to January, bringing the current median listing price to $544,900. Based on projected data for February, listing prices may continue to grow.
