Halifax County’s home values have edged down slightly over the past year, with the typical home value off a bit from last May. Median list prices also dipped year over year, signaling more caution on the pricing side. Compared with North Carolina overall, prices here sit well below the statewide median, highlighting relative affordability in this county.

In the latest May snapshot, 29 homes sold, up more than 30 percent from a year earlier, even as new listings dropped nearly 15 percent. Fewer fresh listings and modestly higher sales have helped pull months of supply down to about 3.2 months, tighter than the state’s 4.3 months of inventory.

Homes are taking longer to sell than they did last year, with median days on market jumping sharply to 56 days, yet only about 11 percent of properties are going under contract within two weeks. The share of homes selling above list price is just under 11 percent, and the average sale-to-list ratio sits around 95 percent, suggesting buyers still have some room to negotiate.
