Year-over-year, Nebo’s rolling three-month numbers show some striking shifts in both prices and inventory. Typical home values are down compared with a year ago, yet the median list price has surged more than 40 percent, signaling that sellers are aiming higher even as closed-sale values soften.

Inventory conditions have eased from the ultra-tight environment of past years, with months of supply up more than 20 percent from last year to about six and a half months. At the same time, active listings are roughly one-third higher than a year ago, and new listings have climbed nearly 70 percent, giving buyers more options than they had previously.

Looking at the latest rolling three-month period through May 2026, homes are taking longer to sell, with a median of 73 days on market, and virtually none are closing above list price. Even so, the average sale-to-list ratio sits just under 98 percent, and about half of listings come off the market within two weeks, underscoring how select homes still move quickly when priced well.
