December’s finalized data reported the typical value of a home in the city to be $193,000—down 16.05% over the previous 12 months. For comparison, county-level data pegged home values at $324,900 in McDowell County for the most recent reporting period. That number is expected to float around $338,600 in January.

Marion had 3 new listings and 8 listings that went under contract in December, decreasing the area’s total available inventory to 39—down 20.41% from the previous month. Inventory is projected to have further decreased in January.

Of those 39 active listings, 23.08% reduced their price in the month of December. The median listing price for homes in Marion grew 50.3% from November to December, bringing the current median listing price to $375,000. Based on projected data for January, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
