Five Points real estate Market Report.

Information and statistics on the latest trends in the Five Points real estate market, updated for April 2026. *

Home values in Five Points have eased recently, with the typical home value at about $985,000 in March 2026, down 3.43% year over year and 6.19% from the prior month, while the broader Raleigh market sits much lower at roughly $420,000. List prices, however, are moving the other way, with the median list price jumping 13.07% month over month to about $898,900. That mix of softer values and firmer asking prices suggests sellers are still aiming high even as buyers gain a bit more leverage on negotiations.

Listing and contract activity shows a neighborhood that is busy but not overheated. Inventory reached 70 homes in March, up 16.67% from the prior month and 27.27% compared with last year, giving buyers more options. New listings are also way up, rising 48.33% year over year to 89, while pending sales climbed 21.28% over the same period, indicating that demand is keeping pace with supply.

Homes are taking some time to move, with a median of 47.5 days on market, though that is 24.6% faster than the prior month even as it remains much slower than a year ago. Just 17.5% of recent sales closed above list price, and the average sale-to-list ratio of about 0.985 hints at modest negotiation room for buyers. Looking ahead to April, forecasts show typical home values near $952,500 and inventory around 75, and both buyers and sellers can turn to Agent Pronto to connect with an expert Five Points agent who understands these trends.

Learn more about what Five Points has to offer.

Five Points offers a walkable, community-minded mix of historic charm, local eateries, shops, parks, and everyday conveniences that help residents feel connected and energized.

Five Points appeals to buyers who want a classic Raleigh neighborhood feel with quick access to downtown, inside-the-Beltline addresses, and walkable local spots. Tree-lined streets, sidewalks, and a mix of 1920s bungalows, renovated cottages, and newer custom homes make it attractive to first-time buyers, move-up families, and downsizers seeking character without giving up convenience.

Residents enjoy neighborhood staples like Lassiter Mill Park along Crabtree Creek and the shopping and dining in nearby Cameron Village. Families often look closely at school options, including Joyner Elementary School and Broughton High School, while commuters appreciate proximity to Raleigh Union Station and main corridors into downtown.

Housing decisions in Five Points can be nuanced. Some blocks favor historic preservation and renovation potential, while others attract buyers looking for new construction or larger lots. Investors and move-up sellers watch price trends in nearby Mordecai and Oakwood, since demand often overlaps across these neighborhoods. Lifestyle details like cut-through traffic patterns, future development plans, and evening noise around popular dining pockets all influence long-term satisfaction.

A real estate agent who knows Five Points street by street can help you compare micro-areas, evaluate renovation value, and position your offer or listing effectively. Agent Pronto connects both buyers and sellers with the right local expert so your move in or out of Five Points is informed and strategic.

“The Starkeys are true professionals with deep expertise in real estate transactions, and it’s clear they genuinely care about their clients. From the start, they set clear expectations for every aspect of selling our home and consistently followed up to keep everything on track. Amanda and Kevin work seamlessly as a team. Amanda provided invaluable guidance on staging, helping our home look its absolute best, while Kevin expertly led us through evaluating offers and negotiating terms. We felt aligned with his strategy throughout, including how to handle offers and inspection requests. Their approach delivered excellent results—we received multiple offers within just two days and ultimately sold to a wonderful couple, which meant a lot to us given how much pride we took in our home. I would highly recommend the Starkeys and would happily work with them again in the future.”

“Chelsea did an AMAZING job selling our home. She knew exactly how to price it to sell it in the timeframe we needed while also not compromising on the value of the home. We received a very reasonable offer on our home in less than 30 days and ultimately ended up closing on our home with that offer. This is compared to other homes in our neighborhood that have sat for 40-150 days on the market. We believe it is because of Chelsea's knowledge, expertise, and diligent marketing that our home sold so quickly and favorably.”
