Inventory and contract activity in Brooklyn are shifting quickly in this rolling three-month view through May 2026. Active listings are up sharply year over year, rising about 69 percent, while homes sold have climbed roughly 72 percent. Pending sales have more than doubled compared with a year ago, signaling much more buyer engagement than last spring.

Prices are responding differently than overall Raleigh. Brooklyn’s typical home value is up nearly 12 percent year over year, even as the broader Raleigh area has seen a small decline in median sale price. At the same time, the median list price in Brooklyn is down about 10 percent from a year ago, suggesting sellers may be pricing more cautiously to attract offers in a higher-inventory environment.

Days on market have lengthened dramatically over the past year, now sitting around 39 days in the latest rolling period, yet they have improved from early 2026 as homes are selling a bit faster month to month. Months of supply has dropped by about a third compared with last year, but at roughly 7.3 months, conditions lean more balanced than the citywide figure of 3.5 months. With only about 10 percent of homes selling above list and an average sale-to-list ratio near 97 percent, negotiations matter.
