North Hills currently leans toward sellers, with a market gauge of 22 indicating conditions still favor owners more than buyers. Even so, inventory has expanded to about 4.2 months of supply in this rolling three-month view, higher than Raleigh’s 3.5 months and suggesting a bit more breathing room for shoppers.

Prices are holding relatively firm, with the typical home value up slightly year over year by about 2 percent to around $835,000, even as the rolling three-month median is down from earlier this spring. At the same time, the share of homes selling above list has fallen to about 16 percent compared with much higher levels in prior years, signaling that bidding wars are less common than they used to be.

Activity has picked up notably, as homes sold are up roughly one-third year over year and new listings have climbed by a similar pace, giving buyers more options while keeping sellers engaged. Homes are taking longer to sell than a year ago, with the median days on market at 36 in this rolling three-month period, yet nearly half still go off the market within two weeks, showing that well-priced homes move quickly.
