Year-over-year, Salem’s rolling three-month data shows notable shifts in both prices and activity. Typical home values are down sharply, with the median sale price falling more than 28 percent compared with a year ago. At the same time, the median list price is up over 32 percent, suggesting sellers are aiming higher even as closed prices trend lower.

In the latest rolling period ending in May 2026, supply has expanded substantially. Active listings are up nearly 47 percent from last year, and months of supply has surged to roughly 38 months, a dramatic increase from the very low levels seen previously. Homes are also taking far longer to sell, with median days on market jumping more than forty-five times higher year over year, reaching 95 days.

Demand indicators look mixed in Salem. Homes sold are down nearly 80 percent from a year ago, yet new listings are up more than 80 percent and pending sales have climbed about 77 percent, hinting that contracts are starting to pick up even if closings remain low. No homes in this period sold above list price, but the average sale-to-list ratio of about 98 percent shows sellers are still achieving prices close to their asking levels.
