October’s finalized data reported the typical value of a home in the city to be $522,450—down 3.25% over the previous 12 months. For comparison, county-level data pegged home values at $455,000 in Mecklenburg County for the most recent reporting period. That number is expected to float around $457,500 in November.

Cornelius had 161 active listings in October, including 51 new listings. Overall, active listings were down 5.29% from the previous month.

Of those 161 active listings, 33.54% reduced their price in the month of October. The median listing price for homes in Cornelius grew 1.71% from September to October, bringing the current median listing price to $595,000. Based on projected data for November, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
