Tyrrell County is showing a neutral housing market right now, with conditions balanced between buyers and sellers. Months of supply has tightened sharply from 7.0 in June to 3.7 in July, while the market gauge sits at 50, suggesting neither side has a clear advantage.

Prices have moved around recently, with the typical home value jumping about 30 percent month over month to roughly $280,000 even as the median list price fell by about a third. At the same time, the average sale-to-list price ratio has climbed to nearly 96 percent, indicating sellers are still making small concessions but are closer to their asking prices than in prior months.

Inventory and activity are picking up from earlier levels, with active listings up 25 percent month over month and more than doubling compared with last year, while new listings have surged over 200 percent from a year ago. Despite this increase in supply, homes are selling faster, as median days on market dropped from 218 in June to 67 in July, and local months of supply remains a bit lower than North Carolina’s statewide 4.3 months.
