Compared with a year ago, Warren County’s home values have climbed sharply, with the typical home value up more than 70 percent while North Carolina as a whole is essentially flat. At the same time, the number of homes sold has dropped nearly 45 percent year over year and active listings are down about 21 percent, signaling fewer closed deals and tighter inventory than last year.
In August 2026, the median sale price reached about $668,000, while the median list price was closer to $328,000, showing a wide gap between asking and closing prices. Homes are taking longer to move, with median days on market up to 69 days and months of supply near 4.7, which is similar to the statewide 4.6 months but almost double Warren County’s level a year earlier.
On the activity side, new listings fell about one-third from last year and pending sales are one of the few measures rising year over year, up roughly 12 percent. Even so, only about 9 percent of homes sold above list price in August and the average sale-to-list ratio sat near 94 percent, supporting a seller’s market that still demands realistic pricing.
