April’s finalized data reported the typical value of a home in the neighborhood to be $548,000—up 14.76% over the previous 12 months. For comparison, city-level data pegged home values at $435,000 in Wilmington for the most recent reporting period. That number is expected to float around $424,000 in May.

Forest Hills had 14 new listings and 8 listings that went under contract in April, increasing the area’s total available inventory to 8—up 100.0% from the previous month. Inventory is projected to have further increased in May.

The median listing price for homes in Forest Hills grew 2.09% from March to April, bringing the current median listing price to $612,450. Based on projected data for May, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
