Inventory in Sisters has expanded in this rolling three-month view, with active listings up nearly 29% year over year to 107 and months of supply surging to about 8.1, more than triple last year’s level. Contract activity is still solid, as pending sales are running almost 17% higher than a year ago and new listings have jumped more than 40%, signaling more options and ongoing buyer interest despite the higher supply.

Pricing is adjusting to this looser environment, with the typical home value around $647,000, down roughly 10% from a year earlier, and the median list price off nearly 19%. Homes are taking much longer to sell than last year, with the median days on market at 45 compared with much shorter timelines previously, while only about 15% of properties are closing above list and the average sale-to-list ratio sits just under 99%.

Even with these cooling price trends and longer marketing times, the market gauge still categorizes Sisters as a seller’s market, reflecting that well-positioned homes can attract buyers in a reasonable timeframe. Buyers, however, benefit from increased choice and more negotiating room as inventory and months of supply rise.
