DeBordieu Colony’s rolling three-month snapshot shows inventory on the rise and contracts picking up. Active listings are up about two-thirds from a year ago, with roughly 40 homes now on the market, and new listings have climbed more than 28 percent year over year. Even with this added supply, pending sales have surged more than 60 percent compared with last year, indicating strong buyer engagement.

Pricing has pushed higher alongside this activity. The typical home value over the past three months is up nearly 16 percent from a year ago, while the median list price has jumped almost 24 percent year over year, reflecting sellers’ confidence at the high end of the market. At the same time, the average sale-to-list ratio has edged above 97 percent, suggesting buyers are still willing to come close to asking prices even as only about 10 percent of homes close above list.

Pace is shifting as well, with homes taking about 51 days to sell on a typical basis in the latest rolling period, faster than earlier in the year but slower than some past peaks. Months of supply has expanded to just over nine, a substantial increase from late 2024, which gives buyers more options even though conditions still lean toward sellers.
