That growth far outpaced Charleston County, where values rose 12.5 percent to around $675,000. Even with that surge, March 2026 brought a month-to-month dip of about 60.34 percent in Kiawah’s typical home value, signaling a cooling from very elevated levels.
In March 2026, the typical home value sat at roughly $1,775,000 and the median list price was about $1,637,500, with prices down about 13.59 percent from the month before. Homes still moved faster than they did a year ago, with median days on market falling about 38.03 percent year over year and landing at 44 days in March.
Inventory stayed relatively tight, with 41 active listings and about 2 months of supply, while new listings slipped 6.67 percent year over year to 14 and overall inventory was down 6.82 percent from last year. Pending sales were strong, jumping about 66.67 percent year over year to 20, even though only about 9.52 percent of homes sold above list and the average sale-to-list ratio hovered near 0.97, with roughly 4.88 percent of listings seeing price drops.
