Matthews is seeing more homes move through the pipeline in this rolling three-month view, even as overall activity trails last year. Homes sold are down sharply year over year, falling about 29 percent, and pending sales are down nearly 8 percent, yet new listings are only modestly lower than a year ago.

Inventory has opened up compared with last year, with active listings down roughly 13 percent year over year but months of supply surging more than 160 percent to 4.4 months. Homes are taking much longer to sell, with median days on market jumping from about a month a year ago to 57 days, signaling that buyers have more time and options.

Home values are slightly lower than a year ago in this period, with the typical home value down just over 3 percent and the median list price off about 5 percent. Fewer sellers are achieving bidding wars, as the share of homes sold above list has dropped by roughly 19 percent year over year even though the average sale-to-list ratio remains close to 100 percent, reflecting careful pricing.
