Year over year, Carter County’s typical home value has dipped while list prices have inched up. The typical home value is down compared with last August, while the median list price is up a bit, suggesting sellers are aiming higher than what buyers are ultimately paying. Months of supply has climbed more than 60 percent over the past year, pointing to looser conditions than before even though the area is still classified as a seller’s market.
In the latest August snapshot, the median list price sits just over $310,000, with a typical home value around $239,000. Homes are taking a median of 47 days to go under contract, unchanged from a year ago but longer than just a few months back, showing that buyers have a bit more time to make decisions.
Inventory has grown modestly, with active listings up over 6 percent year over year to 298, while new listings have fallen sharply, down nearly 14 percent from last August and more than 23 percent from July. Demand looks mixed, as closed sales are slightly lower than a year ago but pending sales are up nearly 14 percent, and only about 9 percent of homes are selling above list price with an average sale-to-list ratio around 95.6 percent.
