Inventory is moderate, with about 3.4 months of supply locally compared with roughly 5.1 months across Tennessee, reinforcing Carter County’s lean toward a seller’s market. Active listings have held relatively steady over the past year, yet new listings dipped more than 15 percent from April to May, suggesting fewer fresh options coming online. Homes are spending more time on the market than a year ago, with the median days on market jumping to 43, even as the share selling above list has slipped slightly to about 11 percent.
