Carter County home values in April 2026 were up about 10% from a year earlier, even as the statewide median price in Tennessee was essentially flat. Compared with last April, pending sales jumped more than 20%, signaling stronger buyer interest than a year ago. Active listings were roughly level year over year, so demand has grown faster than supply.

The share of homes selling above list surged month over month to more than 16%, and the average sale-to-list ratio hovered near 97%, suggesting many sellers are pricing close to what buyers will pay.
