Carter County home values in April 2026 were up about 10% from a year earlier, even as the statewide median price in Tennessee was essentially flat. Compared with last April, pending sales jumped more than 20%, signaling stronger buyer interest than a year ago. Active listings were roughly level year over year, so demand has grown faster than supply.

Looking at the latest month, prices and listing strategies show some adjustment. The median list price fell sharply from March, while the number of new listings rose more than 40% and active inventory increased over 14%, giving buyers more options even as the market still leans toward sellers with about 3.3 months of supply compared with 5.3 months across Tennessee.

Local pace indicators are mixed, with homes taking a median of 68 days to sell in April, up notably from the much quicker markets seen last year, yet over 40% of listings still went under contract within two weeks. The share of homes selling above list surged month over month to more than 16%, and the average sale-to-list ratio hovered near 97%, suggesting many sellers are pricing close to what buyers will pay.
