Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Inventory in Fentress County is relatively high, with 208 active listings in June and 7.2 months of supply, a higher level of supply than the Tennessee average of 5.2 months. Homes sold edged up about 5% year over year, even though monthly sales slipped from May to June. Contract activity shows 34 pending sales, a modest month-over-month increase but still down more than 15% from last year.

Pricing is adjusting amid these mixed demand signals. The typical home value around $251,000 is down about 13% compared with last year and almost 18% from May, while the median list price is up nearly 30% year over year, suggesting sellers are still testing higher asking prices. Homes are taking longer to sell than a year ago, with the median days on market at 57 and up sharply from last June, even though they have sped up compared with the prior month.

Even with slower pace, some listings are still drawing strong interest, as nearly 21% of recent sales closed above list price and the average sale-to-list ratio sits near 97%. Fentress County therefore leans toward a buyer’s market overall, but well-priced homes can still attract multiple offers. In a landscape where inventory, pricing, and time on market are all moving in different directions, both buyers and sellers can benefit from Agent Pronto’s help in finding a local agent who understands these trends.
