April’s finalized data reported the typical value of a home in the neighborhood to be $185,000—up 13.5% over the previous 12 months. For comparison, city-level data pegged home values at $330,000 in Johnson City for the most recent reporting period. That number is expected to float around $353,000 in May.

Downtown Johnson City had 5 new listings and 5 listings that went under contract in April, decreasing the area’s total available inventory to 1—down 50.0% from the previous month. Inventory is projected to have further decreased in May.

The median listing price for homes in Downtown Johnson City grew 2.7% from March to April, bringing the current median listing price to $189,900. Based on projected data for May, listing prices may continue to grow.
