Inventory in East Knoxville has shifted noticeably in this rolling three-month view. Active listings are down nearly 22% from a year ago, yet homes sold have fallen even more sharply, dropping about 49%. With sales slowing faster than inventory, months of supply has expanded to 7.3, up dramatically from around 3.9 a year earlier.

Contract activity is moving in different directions depending on the metric. New listings are down nearly 18% year over year, but pending sales are also lower by about 26%, signaling more selective buyer demand. Compared with the broader Knoxville market, East Knoxville shows a softer pace, with higher months of supply than the citywide 4.6 months.

Prices are edging up even as conditions feel looser for buyers. The typical home value has risen about 4% year over year, and the median list price is up nearly 3%, suggesting sellers are still testing higher price points. Homes are taking much longer to sell, with median days on market up from about 51 days a year ago to around 80 days, and only about 18% of sales are closing above list. The average sale-to-list ratio is just under 97%, showing that modest price negotiation is common.
