Inventory in East Knoxville has shifted noticeably in this rolling three-month view. Active listings are down nearly 22% from a year ago, yet homes sold have fallen even more sharply, dropping about 49%. With sales slowing faster than inventory, months of supply has expanded to 7.3, up dramatically from around 3.9 a year earlier.
Contract activity is moving in different directions depending on the metric. New listings are down nearly 18% year over year, but pending sales are also lower by about 26%, signaling more selective buyer demand.
