Homes in East Knoxville are spending more time on the market and moving through the pipeline at a slower pace in this rolling three-month view. Median days on market sit at 55, slightly lower than a year ago but much higher than during the faster markets of 2023 and early 2024. Contract activity has cooled, with homes sold down nearly 15 percent and new listings down almost 24 percent year over year.
Prices are easing even as inventory has grown. The typical home value over the past three months is down about 8 percent from a year earlier, and the median list price has slipped almost 4 percent year over year. Sellers are also seeing less of a premium, with only about 10 percent of sales closing above list price and the average sale-to-list ratio around 96 percent.
Supply has expanded meaningfully, reaching about six months of inventory, up roughly 16 percent from a year ago and well above the 3.9 months seen across Knoxville as a whole. Active listings have edged down compared with last year, but slower sales mean buyers have more breathing room than in the broader city market.
