East Knoxville’s rolling three-month snapshot shows a market with more breathing room. Active listings are slightly lower than a year ago, but months of supply has surged about 73 percent to 6.3 months, signaling more options for buyers. At the same time, homes are staying on the market longer, with the median days on market edging up year over year to 55 days.
Contract activity has cooled from last year, as homes sold are down about 9 percent and pending sales are off nearly 14 percent. Even with that slower pace, nearly 30 percent of homes still go off the market within two weeks, suggesting well-priced homes can draw quick interest.
Prices are adjusting to this slower environment, with the typical home value down about 8 percent year over year to around $249,000, noticeably below the broader Knoxville median of roughly $325,000. Sellers are giving a bit more ground, as only about 18 percent of sales close above list price and the average sale-to-list ratio sits just under 98 percent.
